Market Knowledge

  • Understanding the local marketplace including the comparable previous sales and active competition
  • Understanding who will be your buyer (I have this data)
  • Preparing you home for sale i.e. staging, rehab, gardening, etc.
  • Hiring a well qualified inspector(s) i.e. contractors, pest, etc.
  • Hiring an excellent photographer and developing a website for your listing (I will hire and pay for photo, web and marketing)
  • Finding all the previous disclosure documents you have been given when you bought your home
  • Carefully and diligently filling out the new disclosure docs
  • Working with your real estate professional to "tie-in" anything you might miss or clarify the purpose of a required disclosure

  • Provide to you a CMA (Comparative Market Analysis) either digitally or a hard copy should you desire one
  • Create a Marketing Plan based on your goals and wishes
  • Advise you in preparing your home for sale to acquire the best result
  • Schedule and coordinate any pre-sale inspections required
  • Provide you with a comprehensive list of contractors and stagers
  • Schedule and coordinate appointments with aforementionsed contractors and stagers
  • Do ALL showings in person with the prospective buyer
  • Provide you with updates and communications based on the schedule you prefer
  • Negotiate the best possible outcome on your behalf
  • Provide you an escrow timeline
  • Manage the transaction process and keep us on track
  • Being your advocate at the escrow signing
  • Assist you with any departure items such as; scheduling movers, providing change of address forms, etc.
